The overhead power lines created a 10-foot setback encroachment that killed the first two design iterations. Instead of asking the owner to absorb that discovery as a surprise, we flagged it in the initial site analysis - part of our documented photo record on every visit - and priced the SCE undergrounding as a line item in the original quote: $18,500-$22,000, depending on trench length to the transformer. The prefab shell came from Abodu, specified and coordinated under our single contract so there was no gap between their set crew and our utility tie-in. The owner received a photo record of every visit: trench depth, conduit burial, slab pour, set day, and final trim. Total project: $267,000-$298,000, written before work started.
Junior ADU - Interior Conversion of a 1950s Ranch in Garden Grove’s Euclid Street Area


This property qualified for a Junior ADU under California’s owner-occupancy rules, but the 1950s plumbing was galvanized steel with visible interior corrosion at the main stack. Our photo record from the first visit shows the pipe wall thickness at three points - not a summary of how it looked, but what we found. We priced the repipe as a separate line item ($8,200-$11,400) rather than burying it in contingency. The owner chose to proceed, and the final Junior ADU came in at $89,000-$104,000, drawings through final inspection. Garden Grove’s plan check took 8 weeks on this one, which we told the owner upfront based on our Q1 2024 experience with similar submittals in that corridor.
ADU Site Prep & Utilities - Slab-on-Grade Correction in a Garden Grove R-1 Zone


A prior contractor had started this detached ADU and abandoned it after taking a deposit. The new owner brought us a written estimate from another firm and asked for our Free Second Opinion. Our site walk revealed undocumented fill with no compaction records - a problem that would have voided the foundation warranty had it been poured as planned. We priced the correction at $24,000-$31,000, including geotechnical observation and a signed density report, then carried the full build through completion. The photo record from our first visit shows the settlement crack pattern, the probe locations, and the rebar tie-downs we added for lateral load. Garage Conversion with Setback Variance - Garden Grove’s Stanford Avenue Area


Zero-lot-line garages are common in Garden Grove’s 1970s subdivisions, but converting one to an ADU triggers California Building Code Chapter 3 requirements for light, ventilation, and egress that a garage never had to meet. We applied for a setback variance - the extra distance the city requires between your new ADU and the property line - and designed a clerestory window band that satisfies the natural light requirement without opening the fire-rated wall. The variance added 6 weeks to permitting but zero dollars to construction: we priced the variance application, architectural drawings, and required fire assembly in the original written quote. Final cost: $156,000-$183,000. The owner has a photo record of every inspection pass, including the fire marshal’s sign-off on the rated assembly.
Prefab Coordination - Dvele System in a Compact Garden Grove Infill Lot


The Dvele module arrived fully finished, but getting it onto the lot required a 90-ton crane positioned in the alley with outrigger pads on the neighbor’s driveway - a coordination task most design firms hand off to the owner. Under our one-contract model, we handled the crane permit, the neighbor access agreement, and the SCE temporary service disconnect for the overhead lines. The module set took 4 hours. Our utility crew connected sewer, water, and gas the following week. The owner received a single written price of $312,000-$348,000 before any work started, covering Dvele procurement, foundation, set, and utility tie-in.
