• Electrical panel hums, warms, or trips under normal load. The 100-amp panels on early units were marginal for all-electric living. Add a space heater or induction cooktop and the main lug kit overheats. We’ve replaced three in Garden Grove’s Parkview neighborhood this year where the homeowner didn’t realize the Casita was never meant to carry a 50-amp appliance circuit.
• Plumbing manifold weeps at the crimps. Boxabl’s low-profile manifold saves wall depth but puts lateral stress on PEX bends. The crimp rings work loose; you notice it first as a musty smell, then as staining on the baseboard.
• Floor system bounces or squeaks above code. The steel chassis is designed for direct ground contact or a properly engineered foundation. Set on an existing 4-inch garage slab without the specified vapor barrier and thermal break, the cold steel sweats, the subfloor adhesive releases, and the composite decking delaminates. DIY or Call Us?

Here’s where we draw the line. You can safely check the serial plate, photograph any warning labels, and confirm the breaker positions. You can also verify that the garage slab is dry and the unit’s leveling jacks haven’t drifted - a carpenter’s level on the entry threshold tells you plenty.

What you should not attempt: opening the electrical panel beyond the dead front, charging or recovering refrigerant, or disturbing the wall panel gaskets once they’ve begun to fail. The panel carries lethal potential even with the main breaker off; the refrigerant system is federally regulated; and the gasket replacement requires controlled compression to maintain the Casita’s structural rating.
